Application must be filled out completely. Any incomplete applications turned in will NOT be processed.

Each resident over the age of 18 must submit a separate rental application and pay the Non-Refundable Application Fee of $45.00

GENERAL REQUIREMENTS: Valid photo identification. Each applicant will be required to qualify individually unless you are a married couple. Applicant must be able to enter a legal and binding contract.

CREDIT REQUIREMENTS: All applicants’ credit scores must be 625 or higher. All information shown on the credit report is subject to verification, including previous address and place of employment.

INCOME REQUIREMENTS: The gross monthly income must equal three times (3x) the monthly rent. All income must be verifiable and include pay stubs for the two (2) most recent months; two (2) most recent months of bank statements; a copy of your most recent W-2 statement or income tax returns. For self-employed or retired individuals, a copy of the last two (2) years’ income tax return will be required.

RENTAL REQUIREMENTS: Two (2) years of good, verifiable (non-family) rental history or homeownership. Evictions, small claims suits and/or collections by any previous or current landlord will be cause for denial. Applications may also be denied for damages beyond normal wear and tear, illegal activity on premises, and/or reports of non-compliance.

CRIMINAL HISTORY: Applicants may not be accepted if they have been convicted of a violent crime less than seven (7) years since the conviction date. Regardless of date, no applicant will be accepted with a conviction for: an act of violence (against a person or property), sex crime, burglary, criminal trespass, stalking, vandalism, arson, gang involvement, or illegal manufacturing or distribution of drugs. Marigold Property Management, LLC reserves the right to consider all criminal activity, arrests, pending charges, and convictions on a case-by-case basis.

CO-SIGNER: To qualify as a co-signer, you must have a credit score of 700+ and an income of three (3) times the rent and be willing to provide the necessary information for us to process the application.

ANIMALS: PETS, SERVICE and SUPPORT ANIMALS: Pets are allowed on a case-by-case basis, subject to advance written approval, and a non-refundable “pet fee” of $500 per pet has been paid before the pet(s) enter the premises. A photo of the pet you are requesting approval for should be included as an attachment during the application process. Service animals and emotional support animals are not considered pets. If you would like us to address a reasonable accommodation for a service or emotional support animal to be in the home, you must provide a photograph of the animal as well as the appropriate documentation from a qualified professional (e.g., physician, psychiatrist, social worker) before your application will be considered complete.
